The process of applying for and obtaining construction permits generally begins with a preliminary engineering site assessment for the proposed project as either an engineering due diligence or a feasibility study that complements a real estate demographics study. As part of the engineering site assessment, GCW researches and reviews available maps, aerial topography, reports, studies, improvement plans, utility infrastructure, roadways, zoning, and entitlements of the specific site and surrounding parcels. GCW confers with requisite agencies as necessary to confirm their requirements for a site-specific development and to understand special conditions, variances, waivers, application requirements, and pre-determined permit conditions.
GCW provides conceptual layouts, project descriptions, maps, photos, and drawings to the governing agencies to better assist the staff in determining the presumptive compatibility of the project with the available resources that could be impacted by the project. After the preliminary phases of the project, GCW provides project coordination, tracking and processing of the entitlements, engineering studies, civil improvement plans, and construction support through grand opening.
